Alinea Residences is a proposed new retirement living community in the heart of Shenton Park, bordering on Montario Quarter urban precinct and the established character and amenity of Perth’s western suburbs.
The village is proposed to be built over four stages and ultimately consist of approximately 170 apartments in a range of sizes. The village is designed for independent living within a secure and connected environment, with welcoming shared spaces and wellness amenities for everyday enjoyment.
It offers the simplicity of low-maintenance living, the reassurance of of support close at hand, and the comfort of being part of a considered community - providing confidence and continuity for the years ahead.
After extensive consultation with stakeholders and the approval of its Precinct Structure Plan, the planning application for Stage 1 has been lodged with the City of Nedlands and is currently under assessment.
The community will include a mix of one, two and three-bedroom apartments across five buildings, delivered in four carefully planned stages.

All apartments will be designed to meet Silver level Liveable Housing Design standards - supporting comfort, accessibility and long-term liveability.
The project has been designed by award-winning Perth studio, SPH Architecture and Interior Design.

Site History
With deep roots in care and community, the site is preparing for its next chapter.
Alinea’s connection to the Quadriplegic Centre land began in the 1960’s with fundraising for post acute care accommodation for people with spinal injury. The Quadriplegic Centre was opened in 1969 and since then has provide care, compassion and rehabilitation to countless members of our community.
The 1.9 hectare site at 2 Orton Road is currently leased to the Western Australian Department of Health and is home to the Perth Quadriplegic Centre. As has been publicly announced, the now aging centre is schedule to be decommissioned over the next twelve months once the current residents have transitioned to their new accommodation.
Following this transition, the site presents an opportunity for thoughtful redevelopment as Alinea Residences - continuing its long association with care and support in the community, while evolving to meet the needs of a new generation of older Western Australians seeking independent living with support close at hand.
In addition to being the land owner, Alinea intend to fund the construction and continue to own and operate the village long term.
Project Timeline
Carefully planned and thoughtfully staged, Alinea Residences is taking shape in Shenton Park.
In consultation with many stakeholders, strategic planning and design for Alinea Residences has been steadily progressed over the past few years with the overall masterplan endorsed by the Alinea Board and key strategic approvals secured. This includes land tenure related matters, registration of the Retirement Village Memorial and approval of the Precinct Structure Plan over the site.
Following its recent lodgement, the planning application for Stage 1 is currently under assessment. Stage 1 will consist of Buildings A (20 apartments over three storeys fronting Orton Road), Building B (26 apartments over three and five storeys, basement car park, clubhouse and wellness centre, private landscaped areas and nature plan and village and care at home offices.
Should planning approval be achieved, detailed design will be finalised and early works progressed in preparation for construction commencement of Stage 1 potentially in 2027. Should this occur then Stage 1 completion would occur in approximately 2029 and this would be followed by commencement of Stage 2.
The design and staging of the village construction has been highly considered to function as a complete and welcoming community, ensuring residents enjoy full access to amenities and services from the outset. This includes the village management and at home care offices, clubhouse and wellness centre all being construction in Stage 1.
